Blackstone-backed logistics and warehousing developer Horizon Industrial Parks reported a 36% year-on-year surge in earnings before interest, tax, depreciation, and amortisation (EBITDA) to ₹1.6 billion ($16.7 million) for the quarter ended June 30, 2026, marking its maiden financial performance update since listing on Indian bourses.

The Mumbai-headquartered developer substantially narrowed its consolidated net loss to ₹116 million during the first quarter of FY27, compared with a loss of ₹655 million recorded in the corresponding quarter of the previous fiscal year. The earnings boost was driven by healthy top-line expansion, reduced overheads, and higher other income.

Key Financial and Operational Highlights

  • Consolidated revenue for the three months rose 23% year-on-year to ₹2 billion.
  • EBITDA expanded to ₹1.6 billion, pushing operating margins up to 80% from 73% in the prior-year period.
  • Corporate overhead expenses fell to ₹234 million from ₹308 million a year earlier.
  • Other income increased significantly to ₹400 million compared to ₹99 million in the year-ago period.
  • Operational additions remained active, with 1.9 million square feet leased and 0.9 million square feet of new development delivered during the quarter.

Substantial Post-IPO Balance Sheet Deleveraging

Horizon entered public markets following an initial public offering (IPO) that raised ₹26 billion through the issuance of fresh equity shares. The stock made a muted debut on August 24, 2026, listing on the National Stock Exchange (NSE) at ₹60.25—a 0.4% premium over the issue price of ₹60.

Combined with an earlier pre-IPO placement of ₹16.5 billion concluded in December 2025, Horizon accumulated a cumulative primary equity infusion of ₹42.5 billion. The proceeds were applied directly toward balance sheet restructuring.

The group confirmed that its post-IPO debt reduction programme is now complete. Pro forma net debt stood at ₹24.8 billion, dropping by half from ₹49.7 billion recorded at the end of June 2026. This debt pare-down reduced the company's net debt-to-enterprise value (loan-to-value or LTV) ratio to 12.5% based on its IPO valuation.

"With just 12.5 percent LTV, Horizon is well positioned to pursue growth opportunities while maintaining financial discipline," Rambhia noted.

Outlook for Domestic Investors

Horizon closed the reporting period with an average borrowing cost of 8.2%. Management expects that the aggressive reduction in outstanding leverage will translate into credit rating upgrades and structurally lower finance costs over subsequent quarters.

As global private equity platforms continue to institutionalise India's industrial infrastructure, Horizon's operating metrics indicate sustained leasing momentum across key manufacturing and e-commerce distribution corridors, presenting market participants with an increasingly de-risked real asset play.
