Arkade Developers Sees Upcoming Project GDV Surge Over 500% to ₹18,000 Crore Marking Two Years of Listing

Mumbai-based luxury real estate developer Arkade Developers has marked two years as a publicly traded company by reporting a massive scale-up in its development pipeline. The company’s projected gross development value (GDV) surged by more than 500% to ₹18,000 crore, compared to ₹2,800 crore recorded in August 2024.

Arkade Developers debuted on the domestic bourses in September 2024 following a ₹410-crore initial public offering (IPO). Over the past two years, the developer has rapidly scaled its presence across key micro-markets in the Mumbai Metropolitan Region (MMR), transitioning into larger mixed-use and residential projects.

Pipeline Expansion and Execution Metrics

The company’s portfolio of upcoming developments has expanded from eight to 15 projects. Alongside project count, the total scaleable capacity has grown significantly:

  • Saleable carpet area: Increased over 500% to 57 lakh sq ft.
  • Plot area: Rose more than 300% to 1.75 lakh sq m.
  • Average project size: More than doubled to 11,660 sq m, reflecting a shift toward larger footprint developments.
  • Project completions: Delivered five projects comprising 708 homes during the two-year period.

Financial and Operational Highlights

Arkade Developers reported compounding growth across major operational indicators between FY24 and FY26:

  • Pre-sales: Grew at an 18% compound annual growth rate (CAGR), climbing to ₹901 crore in FY26 from ₹645 crore in FY24.
  • Area sold: Increased at a 25% CAGR to reach 3.15 lakh sq ft.
  • Collections: Advanced at an 11% CAGR to ₹728 crore.
  • Total income: Rose at a 14% CAGR to ₹828 crore in FY26, up from ₹636 crore in FY24.
  • Earnings before interest, taxes, depreciation, and amortisation (EBITDA): Stood at ₹189 crore in FY26, registering an EBITDA margin of 23%.

Balance Sheet Strength and Land Additions

The developer maintained a negligible debt-to-equity ratio while growing its book value. Net worth surged 134% to ₹901 crore over the period, while liquid funds increased by 600% to ₹102 crore, allowing the company to retain a net-cash positive status.

To anchor its next stage of project rollouts, Arkade invested approximately ₹530 crore to acquire two prominent land parcels spanning more than 10 acres across Goregaon and Thane, encompassing both greenfield developments and society redevelopment schemes.

Amit Jain, Chairman and Managing Director of Arkade Developers, noted that the milestones over the past two years reflect the company's commitment to disciplined execution, prudent capital management, and expanding presence across Mumbai's western and central corridors.
