India’s largest real estate developer by market capitalization, DLF Ltd, announced in a regulatory filing that it has achieved a complete sell-out of its newly launched luxury senior living project, ‘The Aureva’, located in Sector 63, Gurugram. Spread across a 4.17-acre land parcel (approx. 1.687 hectares), The Aureva has been designed as an exclusive standalone tower rising ground-plus-45 floors. The development spans:

  • A total carpet area exceeding 4 lakh square feet (over 37,540 square meters).
  • A total saleable area in excess of 7.5 lakh square feet.
  • Four-bedroom (4 BHK) residential layouts accompanied by dedicated staff quarters, private expansive decks, and three designated car parking bays per residence.

Tailored specifically for senior citizens, the infrastructure integrates universally accessible design principles alongside lifestyle, wellness, and medical amenities. Key on-site facilities include a dedicated clubhouse, an indoor swimming pool, a spa, a yoga and meditation pavilion, landscaped recreational gardens, a library, and banquet facilities. DLF noted that the community also features a professionally managed on-site medical center with 24/7 emergency response protocols.

Commenting on the launch, Aakash Ohri, Managing Director and Chief Business Officer of DLF Home Developers Ltd, stated that the project embodies the company’s vision of redefining luxury retirement housing in India. He observed that homeowner preferences have moved toward holistic wellbeing, community engagement, and integrated healthcare infrastructure within high-end ecosystems.

The sell-out of The Aureva provides meaningful cash-flow visibility for DLF's residential development pipeline.

For the current financial year, DLF has guided for total sales bookings of ₹20,000 crore. With pre-sales in the luxury bracket remaining buoyant in key micro-markets such as Gurugram's Golf Course Extension corridor, The Aureva's performance demonstrates pricing power and absorption strength despite a calibrated launch calendar.
