Global alternative asset manager Brookfield Asset Management has announced a commitment of Rs 4,300 crore (approximately $444 million) to acquire and develop an industrial and warehousing portfolio from ESR India, marking Brookfield’s formal entry into India's logistics real estate landscape.

Under the terms of the transaction, Brookfield has acquired a 100% interest in the portfolio, while ESR India will continue to manage the assets in the near term to maintain operational continuity for occupiers.

The acquired portfolio spans more than 400 acres across six key metro clusters and comprises eight Grade A industrial parks totaling approximately 10.5 million square feet. The assets are strategically located across primary consumption and industrial hubs:

  • Western Region: Mumbai and Pune
  • Northern Region: Delhi-National Capital Region (NCR)
  • Southern Region: Chennai
  • Eastern Region: Kolkata

The operating assets boast an occupancy rate of approximately 98%, leased to established occupiers across e-commerce, third-party logistics (3PL), and light manufacturing sectors.

Deepening Indian Footprint

The transaction broadens Brookfield's real estate portfolio in India beyond its established base in commercial offices and hospitality, where it already oversees more than $13 billion in assets, including the listed Brookfield India Real Estate Trust (BIRET) and the luxury hospitality chain Leela Palaces, Hotels and Resorts.

Commenting on the expansion, Ankur Gupta, Deputy Chief Investment Officer and Head of Asia Pacific and Middle East, Real Estate at Brookfield, noted that high-quality logistics infrastructure will play a critical role in enhancing India's cost competitiveness as the country deepens its integration into global supply chains.

Abhijit Malkani, Chief Executive Officer of ESR India, stated that the transaction provides a realization for capital partners while underscoring conviction in India's structural economic growth, expanding industrial footprint, and manufacturing potential.

Surging Institutional Inflows into Warehousing

Institutional interest in Indian warehousing and industrial parks has accelerated sharply over the past two years, buoyed by the expansion of organized retail, the national manufacturing push, and demand for larger distribution centers. According to property consultancy Colliers, industrial and warehousing leasing across India's top eight cities rose 12% year-on-year to 22 million square feet in the first half of 2026, with nearly 40% of demand driven by occupiers seeking space larger than 200,000 square feet.

The acquisition follows several high-profile deals in the space, including Alta Capital-backed Logicap Management's Rs 1,500 crore buyout of Xander Investment Management's warehousing assets, as well as joint venture investments by Canada Pension Plan Investment Board (CPPIB) and IndoSpace.

For Indian commercial property markets and institutional debt and equity investors, Brookfield's high-conviction deployment cements Grade A industrial real estate as a primary institutional asset class alongside commercial office parks.
